Three main areas: east, center and west

If you group the official standard sites by nearest station, residential land in Tomakomai falls into three price ranges.

East (around Numanohata Station: Takuyu, Hokueicho, Utonai, Numanohata Chuo, Tokaicho)

This is the most expensive area in the city and the one rising fastest. Takuyu Higashimachi 6-chome is ¥49,800, Hokueicho 4-chome ¥49,000, Utonai Kita 7-chome ¥31,600 (+9.0%) and Numanohata Chuo 5-chome ¥30,700 (+7.7%). Compared with 2021, Takuyu Higashimachi rose from ¥26,000 to ¥49,800, about 1.9 times in five years. There are many new housing developments, and this is the main area for people searching for “Tomakomai new homes” or “ready-built houses”.

Center (around Tomakomai and Aoba Stations: Kasugacho, Suehirocho, Sumiyoshicho, Hokkocho, Misonocho)

This area is close to the stations and the town center, and many sites are around ¥30,000. Kasugacho 3-chome is ¥35,500 (+12.7%), Misonocho 3-chome ¥34,500 (+10.6%) and Suehirocho 2-chome ¥31,100. These are long-established residential areas with many second-hand houses on the market.

West (around Itoi and Nishikioka Stations: Sumikawacho, Tokiwacho, Nozomicho, Miyamaecho)

Prices are lower here, so the same budget buys a larger plot of land. Sumikawacho 2-chome is ¥17,100 (+6.9%), Tokiwacho 4-chome ¥15,100, Nozomicho 3-chome ¥9,300 and Miyamaecho 3-chome ¥8,200. This area suits people looking for a single-story house or a second-hand house at a reasonable price, and people who want to use a large plot. Sumikawacho has a shopping complex and supermarkets close together, so daily life is as convenient as in the center.

Vacant houses: city programs and what we can do

Tomakomai City guides people who want to sell or rent out a vacant house to register it with the “Hokkaido Vacant House Information Bank”. Registration starts with an application by the owner. The administrator then checks the details and inspects the site, and the property is published. In addition, if you demolish a vacant residential building built on or before May 31, 1981, you may qualify for the “Vacant House Demolition Subsidy” (half of the construction cost, up to ¥500,000) if you meet the requirements. Applications for fiscal year 2026 have closed, so please check when applications open for the next fiscal year.

We also give advice before you register with the vacant house bank, such as whether the property is in a sellable condition, and we handle properties that still contain belongings left behind.
